Ware Malcomb – Kilroy Sabre Springs

Architecture and interior design services for the renovation of a 30,000 SF campus. At the heart of the campus lies a culinary hub offering an all-day dining experience. The new restaurant, The Florence by San Diego-based Legal Restaurants, provides a variety of eating and drinking options from grabbing a quick breakfast to sharing a cocktail after work. The indoor and outdoor dining space pays tribute to late San Diego swimming legend, Florence Chadwick, the first woman to swim the English Channel in both directions. The design boasts a coastal theme with powerful feminine touches and memorabilia to honour the Point Loma native. Additional reimagined amenities throughout the campus for tenants to enjoy include the REV fitness centre managed by DRVN Unlimited, updated common area lobbies, corridor upgrades, and a two-acre patio featuring fire pits and a regulation-sized bocce ball court. The reinvented Sabre Springs campus affords the opportunity for tenant attraction and retention, along with the establishment of a unique food and event destination for families and businesses alike.

Architectural design services for a 115,743 SF building, with a 10,000 SF retail outlet. The project includes a 4-story multi-family building with 100 residential units, 29,000 SF per residential floor and a 180-stall surface parking lot. The project is located at the Panton Mill Station, located in South Elgin, Illinois, on the banks of the Fox River. The area is popular for young families and commuters and has a host of restaurants and shopping areas for people of all ages. The new complex serves as a family-friendly, affordable luxury residential development. Tenants are treated to the latest comforts such as a professionally equipped fitness centre, outdoor kitchens, business centre, state-of-the-art security, keyless entry, and pet-friendly living. Apartments feature large layouts, stainless steel appliances, an in-unit washer and dryers, and walk-in closets.

Ware Malcomb – Panton Mill Station

Panton Mill Station is located in South Elgin, Illinois, on the banks of the Fox River. The area is popular for young families and commuters and has a host of restaurants and shopping areas for people of all ages. The city hoped a multi-family development could bring more young professionals and diversity into the community. Ware Malcomb provided architectural design services for a four-story, 115,743 SF building, with a 10,000 SF retail outlet. The project included 29,000 SF per residential floor, making up 100 residential units. The project also included a 180-stall surface parking lot. The new complex fulfilled this need by serving as a family-friendly, affordable luxury residential development. To meet the client’s expectations, interior floor plans were designed to maximize the number of units per floor. Apartment homes take advantage of views of the river with big windows letting in natural light. With efficient design and the simple use of materials, residents enjoy the amenities of a large and luxurious apartment community with the aesthetics of a single-family home while complying with ADA requirements. Panton Mill Station is the pride of South Elgin as it complements the local surroundings and has activated the community with local parks and bike paths along the Fox River. The proximity of public transportation accentuates the “urban” feel of the city and easy access to the downtown area.

Ware Malcomb – 33 New Montgomery

Landlord Architect for 241,000 SF high rise office building. Ware Malcomb provided interior design and tenant planning services for the 1,900 SF lobby and common areas, along with select tenant improvements and speculative suites. The two-story lobby atrium was updated with select finishes while maintaining the historic look and feel of the building. The reception desk was recladded, and new flooring and furniture were installed. A textured feature wall was also added behind the reception desk. To enhance 33 New Montgomery’s curb appeal, exterior improvements included a new stainless steel awning with the address number “33” cut out and LED-backlit with adjustable coloured lights.

Ware Malcomb – The Landing

Architecture and interior design services for the renovation of an existing 90,000 square foot two-story traditional office building into a dynamic creative office space. The amenity-rich campus boasting 360-degree views, exposed wood truss, glass roll-up doors, and fire pits all with the flexibility for single or multi-tenant occupancy. In addition to vast amenities, The Landing at 2040 offers a stunning new geometric building entrance statement welcoming visitors, complemented by a two-story structurally glazed lobby wall. The main building lobby was renovated with new finishes and a common lounge to create a creative office environment. Also added were new tenant walk-out patios at the ground floor and 2nd floor, extending the usable office space. Architectural pop-out features and elements highlight the exterior of the building, as well as wrap-around sliding doors. These new architectural enhancements provide dynamic building images and cohesive interior/exterior workplace opportunities. Many sustainable design elements were incorporated into the design including the abundant use of natural lighting and ventilation, electric vehicle charging stations, and low volatile organic content in interior finishes.
